Kathmandu's Prime Locations Pegged at Rs 50 Lakh per Aana in Govt Valuation

Kathmandu – According to the Kathmandu Metropolitan City's (KMC) latest property valuation, Darbar Marg has been identified as the most expensive land area in the capital, with government-assessed rates reaching Rs 50 lakh per aana (including space adjustments).

The valuation, introduced under the upcoming fiscal year 2082/83's financial ordinance, applies to key commercial and administrative zones, including:

  • Darbar Marg (both sides of the road)

  • Maitighar, Singha Durbar West Gate, Putalisadak

  • Krishna Pauroti, Hattisar, Jay Nepal, Kantipath Jamal

  • Ghantaghar to Kamaladi junction

Other High-Value Areas (Rs 50 Lakh/Aana)

KMC’s valuation also covers prime properties along:

  • Jamal, Ranipokhari, Bir Hospital, Nepal Airlines Corp, Gaushala Post Office, Tripureshwar

  • Keshar Mahal entrance to Thamel's main road up to Ksherapati Chowk

  • Hanuman Dhoka, District Police Office East (Suraj Arcade), Indra Chowk, Asan to BhotaHiti Chowk

  • Asan Chowk to Jamal’s Rashtriya Nachghar, then to Vishwa Jyoti Hall and Tin Dhara School

  • Mahendra Salik to Kathmandu Plaza

  • The valuation excludes structures, focusing solely on land value.

  • Areas were selected based on proximity to major roads, landmarks, and commercial activity.
